Here’s how HIHMS works:

Advantage One

Easy to start. Easy to cancel.

After your listing agreement is signed you may cancel the agreement at any time.  We only ask to be reimbursed for the costs of any direct advertising spent on your home.  We never want our clients to feel like they are "locked" into a long-term contract.  Because of the level of satisfaction we provide, Russell's team prides itself on its track record of happy home sellers.

Advantage Two

Adjustable commission, geared to the nature of the sale, saves you money!

While our aim is to sell every home for the most money in the least amount of time, we are aware that our clients may have the opportunity sell their homes themselves. This is often perceived as "unfair" to the home sellers, who get stuck paying a high commission to both the seller and purchaser's agent. In Northern Virginia this amount can exceed $50,000. Not anymore, not with our HIHMS.

We offer three options for selling your home under our listing agreement:

  • Scenario 1 — You find the buyer and save money:
    If you sell your home withou Russell's team or marketing being the cause of such sale we will refund 2%, (often $117,000 or more) of the listing commission, minus any direct advertising costs!  Now that's putting our money where our mouth is!  This does not apply to a buyer exposed to your home by my office or by another agent.
  • Scenario 2 — Russell Arkin’s team is the only realtor involved in the sales process:
    We find the Buyer, unrepresented by another realtor - We will share the savings, (normally 3% that goes to the Buyer's agent) and split the amount saved. This could easily save $10,000 to $20,000, or even more!
  • Scenario 3 — Russell markets home, another agent represents Purchaser 
    We sell the home, and another agent represents the buyer (6 percent total , industry standard). However, if you join our "Customer Advantage Program", you can save tens of thousands of dollars on your next home purchase and/or sale.

Pre-Sale Makeovers!

Our unique approach also includes a thorough "pre-sale review" and walk-through of your home, where we will make suggestions for minor improvements,  layouts, cleanups, maintenance etc. that will yield high returns. Sometimes, by investing a little imagination and a few dollars, you can increase your profits dramatically.

Don’t just make a ripple when you enter the pool, do a Cannon Ball (or make a splash)! Far and away, the marketing of your home has the most momentum in its first 30 days on the market.  This requires detailed research, price setting, marketing and advertising strategies to be put in place.  Russell's team will make sure that your initial marketing impact is resounding and will generate maximum interest, and maximum returns.
