Falls Church Real Estate
The City of Falls Church is an independent jurisdiction located in northern Virginia. Falls Church City is bounded on the east and north by Arlington County, on the north by Fairfax County and on the west and south by Fairfax County. Falls Church City is compact, encompassing 2.2 square miles and has a population of approximately 11,711 as of 2009. The center of the City is the intersection of Routes 7 (Leesburg Pike/W Broad St) and 29 (Lee Highway/Washington St). The City is served by two Metro stops, East Falls Church and West Falls Church. A new branch of the Metro line, the Silver Line, is under construction and will serve the East Falls Church station starting in 2013. The Silver Line will extend from the Stadium Armory stop in Washington, D.C., to Dulles Airport. The East Falls Church station will be a key transfer point on the Silver Line. Other major arterials serving Falls Church are Route 66, Route 495, Route 50 and Wilson Boulevard.
Falls Church is located approximately two miles from Tysons Corner, the principal commercial and office hub in Fairfax County. Tysons Corner is home to two major shopping centers, Tysons Corner Mall and Tysons Galleria, many office buildings, hotels and other retail outlets. The Silver Line of the Metro will extend through Tysons Corner and is acting as a spur to the redevelopment of the area into a more pedestrian friendly urban environment. Within Falls Church City, the bulk of the retail stores and restaurants are located along Broad Street. This area has experienced substantial redevelopment within the past 5 years with the construction of new condominiums and new retail shops and restaurants. This trend will likely continue over time but at present, there is a mix of the new and the older retail establishments that have been in business along Broad Street for the past twenty to forty years. It is this mix of the old and new that adds to the charm of the City. Falls Church also hosts a well regarded farmers market every Saturday adjacent to City Hall.
Other than the new apartments and condos along Broad St and some townhouse developments that are proximate to Broad St and other main arterials, most of the housing stock in the City is comprised of single family homes. While there are some historic homes that date to the 1800’s, most of the existing housing stock has been built over the past 70 years. Like many other close in areas such as Arlington, Alexandria and McLean, the housing stock is a pleasing mix of style and size, ranging from brick or frame ramblers of around 1000-1200 square feet, to brick colonials, frame farmhouses, a smattering of contemporary homes and a recent influx of Craftmen style homes ranging up to 5000 square feet. Among the better known neighborhoods are Broadmont, Winter Hill, Virginia Forest, Ellison Heights, Falls Park and Sherwood. Broadmont is a particularly beautiful neighborhood, with larger lots (often one half acre) and a substantial number of older and very attractive frame farmhouse and colonial style homes. In recent years, many new attractive homes have been built as well.
